URA Launches Bedok and Cross Street Residential Sites for Sale

The Urban Redevelopment Authority (URA) has released two residential land parcels for sale:

Bedok Rise Site

  • On the confirmed list of H2 2025 GLS.

  • Expected to yield 380 homes.

  • Located next to Tanah Merah MRT, making it highly attractive.

  • Land area: 20,293.6 sqm, height limit up to 12 storeys, with a low-rise zone capped at 5 storeys.

  • Market watchers expect 4 to 7 bids, top bid likely between S$1,200–S$1,300 psf ppr.

  • Tender closes on Nov 27, 2025.

Cross Street Site

  • On the reserve list, only released if a minimum acceptable price is met.

  • Previously the Market Street Interim Hawker Centre.

  • Proposed for 315 long-stay serviced apartments, a newer land use category.

  • Next to Telok Ayer MRT, but demand uncertain due to untested product.

  • Height control: 4 storeys (low-rise) and up to 30 storeys (high-rise).

Context and Comparables

  • The last GLS site in Bedok was Tanah Merah Kechil Link, awarded to MCC Land at S$930 psf ppr in 2020.

  • Sceneca Residence, built on that plot, sold 60% of its 160 units at launch.

  • The only awarded long-stay serviced apartment GLS site so far is Zyon Grand at Havelock Road, sold to CDL and Mitsui Fudosan in April 2024 at S$1,202 psf ppr.

  • Another site at Media Circle received a low bid (S$461 psf ppr) and was rejected.
