URA Releases Three Private Residential Sites for Sale in Lentor, Kallang and Dunearn Road

URA has released three private residential sites under the confirmed list of the H2 2025 Government Land Sales programme. The plots are located at Lentor Central, Kallang Close and Dunearn Road on the former Turf City site.

Analysts expect stronger competition for the Dunearn Road and Kallang Close sites given their attractive locations, while bids for the Lentor plot may be more moderate due to the already high level of supply in the area.

Dunearn Road: Second GLS Launch Within Bukit Timah Turf City

The 19,041.6 sq m Dunearn Road plot is the second private residential site released for the upcoming Bukit Timah Turf City housing estate. It can yield about 330 units with a maximum GFA of 30,467 sq m. At least 600 sq m must be set aside for a childcare centre, and up to 1,400 sq m can be used for commercial space including a minimum 1,000 sq m supermarket.

Its proximity to Sixth Avenue MRT station is a key draw. Analysts expect up to 10 bids, with the top offer landing between S$1,350 and S$1,450 psf ppr.

An adjacent GLS site nearby closed in June with nine bids, achieving a top price of S$1,410 psf ppr from a Frasers Property, Sekisui House and CSC Land consortium. A separate Holland Link GLS site nearby saw a top bid of S$1,432 psf ppr.

Nicholas Mak of Mogul.sg notes pent-up demand for homes in the area due to the lack of en bloc supply. However, Justin Quek from Realion expects more moderate turnout of three to six bidders, citing the substantial number of residential plots already earmarked in the area. He projects the land rate could reach up to S$1,400 psf ppr.


Kallang Close: First Private Residential GLS Plot Near Kallang MRT

The Kallang Close site spans 11,456.8 sq m with a maximum GFA of 40,099 sq m, including at least 500 sq m for a childcare centre. It is expected to provide about 470 residential units.

This is the first private residential GLS site near Kallang MRT station, sitting right by the Kallang River. Huttons Asia CEO Mark Yip expects strong developer interest. He anticipates up to seven bids and a top offer of around S$1,450 psf ppr.

Given its position along the river and accessibility to Kallang MRT, this site is expected to draw attention from both investors and homeowners.


Lentor Central: Growing Pipeline Tempers Demand

The Lentor Central GLS site spans 15,926.2 sq m and can yield about 560 units with a maximum GFA of 47,779 sq m. This is the eighth GLS parcel launched for sale in the Lentor Hills district.

With another 500-unit project at Lentor Gardens slated to launch next year, analysts expect more measured interest for this plot. Prevailing expectations suggest two to four bids between S$900 and S$1,000 psf ppr.

Still, demand from buyers remains healthy. Fewer than 50 units remain unsold across launched projects in the Lentor area. Mark Yip adds that Lentor continues to attract buyers due to its entry pricing and the strong performance of other Outside Central Region launches.

All three residential parcels come with 99-year leases and form part of the 4,725 private homes to be released under the H2 2025 confirmed list. According to URA, the supply aims to balance housing demand and maintain market stability.

A Telok Ayer hotel site has also been placed on the reserve list, with capacity for 440 hotel rooms and 135 long-stay serviced apartments.
