Two River Valley area projects – River Green and Promenade Peak – begin previews this week

Two highly anticipated condominium projects in the River Valley area, River Green by Wing Tai Holdings and Promenade Peak by Allgreen Properties, will begin previews this week. These are the first of four government land sale (GLS) sites in the area to launch.

River Green, located next to Great World MRT and directly linked to the station, offers 524 units in a single 36-storey block. Prices start from S$2,846 per square foot (psf), with one-bedroom units (420 sq ft) starting at S$1.2 million. Two-bedroom units (from 527 sq ft) start at S$1.5 million, three-bedroom units (786 to 883 sq ft) start from S$2.25 million, and four-bedroom units (980 sq ft) start from S$2.8 million.

The unit breakdown is as follows:

  • 105 one-bedroom units
  • 280 two-bedroom units
  • 104 three-bedroom units
  • 35 four-bedroom units

Wing Tai Holdings’ deputy chairman Edmund Cheng said River Green is designed to meet modern homebuyers’ expectations, combining high-quality living with a holistic lifestyle. The project is BCA Green Mark Platinum (Super Low Energy) certified. Head of marketing Stacey Ow Yeong highlighted the project’s strengths in connectivity, flexibility, and efficient layouts that translate into attractive overall pricing.

Compared to recent launches like The Orie in Toa Payoh, which sold 86% of its 777 units at an average of S$2,704 psf in January, River Green offers slightly lower entry prices despite its prime District 9 location. River Green opens for sales bookings on Aug 2.

Promenade Peak, developed by Allgreen Properties, is just across the Singapore River at Zion Road. It will also open for sales on Aug 2, with prices expected to be around S$3,000 psf. The 63-storey tower in District 3 will have 596 units and will feature the highest infinity pool in Singapore. It will also be the tallest PPVC (prefabricated prefinished volumetric construction) residential tower globally.

Promenade Peak’s unit mix includes:

  • 80 one-bedroom units (527 sq ft)
  • 320 two-bedroom units (657 to 797 sq ft)
  • 118 three-bedroom units (1,033 to 1,195 sq ft)
  • 57 four-bedroom units (1,421 to 1,582 sq ft)
  • 19 five-bedroom units (1,884 sq ft)
  • 2 penthouses (4,144 sq ft each)

Nearby, CDL and Mitsui Fudosan are developing Zyon Grand, a large-scale integrated development directly linked to Havelock MRT. It will consist of two 62-storey condo towers with 706 units, a 36-storey block with 376 serviced apartments, and a retail podium. The project is expected to launch in Q4 2025.

GuocoLand is also planning a new condo at River Valley Green on a site acquired in February 2025 for S$627.8 million (S$1,420 psf ppr). A fifth site in the area is on the GLS reserve list. Altogether, these five projects could yield up to 3,080 new homes, according to Realion Group’s Christine Sun.

Additionally, The Robertson Opus by Frasers Property and Sekisui House will launch on Jul 19, with prices from S$3,150 psf. The 999-year mixed-use project at Robertson Quay will include 348 homes and redevelop Fraser Place Robertson Walk.

With rising competition, analysts expect developers to price their launches sensitively to attract buyers amid the crowded launch calendar.
