URA Releases Dairy Farm, Tanjong Rhu, Dover GLS Sites for Sale

URA released three residential sites on Nov 26 under the second half 2025 Government Land Sales programme. These plots sit at Dairy Farm Walk, Tanjong Rhu Road and Dover Drive. Together, they can supply around 1,630 new homes and form part of the 4,725 units placed on the confirmed list.

Dairy Farm Walk: Low Rise Setting and About 480 Homes

The Dairy Farm Walk plot covers 29,444.2 sq m with a maximum GFA of 41,222 sq m. It can yield roughly 480 units and is zoned for condominiums and flats.

Height controls apply. The edge facing the canal and landed homes to the north cannot exceed four storeys. The rest of the site can go up to six storeys. This sets a quieter and lower density feel for the neighbourhood.

The site sits at the junction of Dairy Farm Walk and Dairy Farm Heights. It connects well to the Bukit Timah Expressway, Upper Bukit Timah Road and Cashew MRT station. New cycling and pedestrian routes will also be added to improve movement in the area.

The plot sits within Dover Medway, which forms part of the wider one north innovation cluster. It is close to One North MRT station and the Ayer Rajah Expressway.

URA has designated the first storey for supporting commercial uses. These convenience shops and services will serve the surrounding community and increase walkability.
