In a joint venture of 80/20, both UOL and Singapore Land Group (SingLand) submitted a highest bid of S$671,500,800. The contest for Nava Grove was tight for what was expected to be the first of two sites to be sold in Pine Grove under the Bukit Timah Planning Area, within the Central Region of Singapore.
The announcement revealed that the joint venture of UOL Group and its subsidiary, Singapore Land Group, submitted the highest bid for the residential land in District 21 – Nava Grove, is expected to deliver approximately 520 units over an expansive site area of 242,561sqft.
Nava Grove is located along Ulu Pandan Road, an established private residential area that comprises low to medium density condominiums with gross plot ratio of 2.1, where developer can built up to 24 storey height.
Ulu Pandan is an area situated in the central region of Singapore. As a subzone within Bukit Timah, Ulu Pandan is bounded by Ulu Pandan Road, Holland Road and North Buona Vista Road.
Some of Singapore’s earliest condos were built at Ulu Pandan during the 1970s. Ridgewood, a condominium project, on a 18.5-acre site near the former site of Singapore American School in Ulu Pandan was completed in 1981.
Described as pioneering efforts in condominium housing in Singapore, the project consisted of a mixture of three-storey terraced houses, five-storey terraced apartments, and condo units located in 20-storey and 22-storey high-rise blocks. Another pioneering condominium project in the area, Pandan Valley, was launched by Development Bank of Singapore (now known as DBS Bank) in 1977.
More than half of the current area of Ulu Pandan are landed housing. These are concentrated in the east of the district, especially around Mount Sinai and the Holland Rd.
While the sites are not particularly close to any MRT stations, we think that given a tracts of land that are affordable and enclaves of relatively well-liked housing, these sites may attract developers, in an environment of dwindling unsold developer inventory. Given comparable parcel sizes, we would expect the sites to attract a similar level of interest.
After all, the area has not seen a lot of residential launches over the past few years, and from an earlier land analysis by OrangeTee & Tie on Nava Grove, we noted the location is a quiet, family-friendly area.
Nava Grove, is valued as a private residential enclave, and near schools including Henry Park Primary and Pei Tong Primary School.

Ulu Pandan is located within a planning subzone of Bukit Timah, about halfway between Clementi and the Holland Road. The location is significantly upscale, given it is surrounded by landed house and high-end condos. The range of foodstuffs and groceries that can be found around Ulu Pandan is nearly as exotic as the areas name. There are several restaurants around Ulu Pandan, like E-Sarn Thai Cuisine, Poulet Vous Rotisserie Chicken, and Stirling Highway.
There is also Valle, a neighbourhood pub that has an extensive selection of international beer. The French Ladle, located inside the Pandan Valley condominiums, offers prix-fixe menus featuring French food. Classics like beef bourguignon and confit de canard are found here, and the restaurant also offers function spaces for weddings, corporate meetings, and birthday parties.
For those pining after Singaporean flavours, the Ghim Moh Market & Food Center is a quick walk away. Guan Kee Fried Kway Teow is a favourite amongst the locals, and there are always queues snaking around the food center.
Despite serving just three dishes, the Indian curry at Heaven deserves to be mentioned. The shop is known for their appam, which is a fermented milk/rice flour crepe, but they also do Putu Mayam and Thosai.
There are plenty of places to do your grocery shopping; Cold Storage, Fairprice, and Sheng Shiong are located around this neighbourhood. Pines Mart deals in groceries as well as other handy items like printer ink.
If you are looking for upscale ingredients, you are in luck. There are plenty of boutique stores specializing in foodie items in the area, like Ridgewood Gourmet. The family-owned shop takes pride in providing excellent barbecue products at a fair price.
Education for a Lifetime: Discover Top Schools Near Nava Grove
One of the key benefits of living in Ulu Pandan is the close proximity to the National University of Singapore. NUS is not the only school close-by; both Ngee Ann Polytechnic and Singapore Polytechnic are fifteen minutes by bus. If you are looking to live close to good academic institution, properties along Ulu Pandan to Bukit Timah are some of the locale that you can consider.
Aside from NUS, Ngee Ann Polytechnic and Singapore Polytechnic, Henry Park Primary School, Pei Tong Primary School are within 1km, whereas and Nexus International School are located here as well. The latter provides schooling from primary school all the way to the International Baccalaureate Diploma, making it perfect for a seamless, uninterrupted learning experience.

2 New Nature Trails To Run Through Clementi Forest; First One To Be Ready By 2023
Nature lovers and outdoor enthusiasts living in Nava Grove will have something to look forward to in Clementi Forest, as the National Parks Board (NParks) has announced that two new nature trails will be built in the area.
The Singapore National Parks Board has announced the creation of two new nature trails that will run through Clementi Forest. The first trail is set to be ready by 2023, and it will connect and create a park network for hikers and nature lovers.
This new addition to the park network aims to provide avid hikers with access to more parks and allow for the creation of a new nature corridor. The 36-hectare trails will connect the existing nature park in Clementi Forest with the future Tengah Forest Town Park, providing more opportunities for people to enjoy greenery.
The first trail will connect the existing park connectors with a new park connector that leads to Tengah Forest Town Park. This will add an additional 15 km of trails to the existing park network and create new routes for visitors to explore.
The new trails will also link up with the popular Sungei Buloh Nature Reserve, creating one long 7km route from old Jurong Railway Line all the way to Jurong Lake Gardens.
These two new nature trails will offer visitors a chance to explore Singapore’s natural beauty while enjoying activities such as hiking and cycling. They will link up with popular destinations such as Changi Beach, Pandan Park, Southern Trail, and Sungei Buloh Nature Reserve. In total, the 62km coast-to-coast trail in Singapore will become more accessible than ever before.
Two new nature trails will soon be running through Clementi Forest, with the first one expected to be ready by 2023. The plan is to make the second trail way branch off from the first one and incorporate its design into a future nature park.
The linear park will connect Holland Green to Bukit Timah, and both trails will incorporate greenery from the surrounding areas such as Timah Nature Reserve, Pandan Road, and Ulu Pandan.

The 15-km-long CRL2 has six underground stations in Turf City, King Albert Park, Maju, Clementi, West Coast, and Jurong Lake District.
